    We’re looking for a dynamic and experienced Community Manager to lead the operations of our vibrant, mixed-use property of approximately 650 residential, office, and commercial units.     What You’ll Do:


    Lease & Occupancy Management


    • Oversee leasing strategies to attract and retain quality tenants.
    • Conduct thorough screening and approval of prospective residents.
    • Lead negotiations and renewals of lease agreements in accordance with policy and law.
    • Drive marketing efforts and retention programs to maintain strong occupancy rates.

    Operational Oversight


    • Partner with the Service Manager to ensure timely and effective maintenance and capital improvements.
    • Manage vendor relationships and contracts to deliver quality service within budget.
    • Conduct routine property inspections and ensure compliance with all codes and standards.
    • Maintain outstanding curb appeal and help foster pride in the community’s appearance.

    Financial Leadership


    • Prepare and manage operating budgets and monitor performance against targets.
    • Oversee rent collections and ensure timely handling of delinquencies.
    • Review and approve invoices, manage expenses, and look for savings opportunities.

    Reporting & Compliance


    • Stay ahead of housing regulations and ensure compliance across the board.
    • Handle evictions and legal notices as needed, with professionalism and care.
    • Deliver timely performance reports, variance analysis, and recommendations for efficiency and growth.

    Team & Culture Leadership


    • Lead by example through a servant leadership approach—supporting, mentoring, and motivating your team to success.
    • Conduct regular performance reviews, provide coaching, and ensure accountability.
    • Cultivate a workplace culture that is positive, productive, and resident-focused.

    Resident Engagement


    • Be the face of the community—build rapport, resolve concerns, and ensure resident satisfaction.

    Overview  

    We are seeking a motivated and detail-oriented Leasing Agent to join our dynamic team. The ideal candidate will play a crucial role in managing property leasing processes and ensuring a positive experience for prospective tenants. This position requires strong interpersonal skills, a thorough understanding of leasing regulations, and the ability to effectively manage customer relationships.


    Duties

    • Conduct property tours for potential tenants, showcasing available units and amenities.
    • Manage the leasing process from application to move-in, ensuring compliance with Fair Housing regulations.
    • Maintain accurate records of tenant applications, leases, and renewals using property management software such as OneSite.
    • Handle inquiries from prospective tenants and provide exceptional customer service throughout the leasing process.

    • Collaborate with facilities management to ensure properties are well-maintained and meet tenant expectations.

  • HVAC Maintenance Technician - Edwardsville, IL

    Job Description:

    RBM Partners is seeking an experienced MaintenanceTechnician. The Technician is responsible for the overall maintenance and upkeep of our multifamily real estate assets.


    Job Duties:

    • Assist the Service Manager with higher-level maintenance items involving plumbing, HVAC, and electrical tasks.
    • Complete maintenance work orders and make ready tasks as assigned by the Service Manager and Community Manager.
    • Participate in preventative maintenance plans for the community.
    • Communicate with the Service Manager daily and report deficiencies with the assets, and resident issues and propose action to repair/correct.
    • Follow policies and procedures for managing shop inventory efficiently as directed by the Service Manager.
    • Perform ground maintenance, assist with trash removal and participate in property inspections daily and as directed by the Service Manager or Community Manager.
    • Deliver excellent customer service to both residents and team members.
    • Will participate in the on-call rotation.

    Qualifications:

    • Minimum of 2 years of experience as a Maintenance Technician, preferably in the multifamily industry
    • HVAC certification
    • Working knowledge of HVAC, electrical, plumbing and carpentry
    • Reliable transportation and a valid driver’s license
    • Team player with a positive, can-do attitude
